Veritage

Located in the Lachine borough of Montreal, this first phase of a larger project transforms a former industrial wasteland into a vibrant and welcoming living space. The seven-story building features 139 residential units designed to meet the needs of families and residents from diverse backgrounds. Veritage focuses on two- and three-bedroom units, supporting the neighborhood's demographic trends while ensuring a residential mix tailored to various lifestyles.

Set on a 5,000 m² lot, the project reimagines the former footprint of 21st Avenue as a green, active public space. The U-shaped building creates a community-oriented environment with a pedestrian-friendly central courtyard and active facades along the public streets.

The ground floor, raised one meter to adapt to the site's topography, includes townhouse-style units with mezzanines and direct access to the street or the inner courtyard. The upper floors feature cantilevered sections, providing the building with a balanced volume and breaking linear monotony to avoid any sense of bulk. Architecturally, the design alternates between vertical and horizontal elements, incorporating varying volumes and setbacks for a dynamic visual contrast. Along Remembrance Street, the recessed ground floor and integrated loggias add movement to the facade, while the top two floors, set back from the edge, soften the building’s silhouette.

The project incorporates innovative measures for comfort and sustainability: a white roof to mitigate urban heat islands, a high-performance building envelope, preference for locally sourced materials, generous fenestration to ensure natural light and optimal ventilation.

Approximately 70% of the site is dedicated to green spaces, accessible to residents and designed to encourage relaxation and social interaction. These spaces, combined with ample private and shared outdoor areas, enhance the quality of life for occupants while contributing to harmonious urban densification.
