Univert

The Univert project is transforming the Clément Street area in Lasalle into a medium-density living space that combines over 40% green spaces with more than 220 housing units. Located on the site of the former Storex factory, this development offers a mix of residential typologies: a multi-unit building, townhouses, and plexes, providing diverse housing options to meet a variety of needs.

The project is organized around a main north-south axis that traverses the site, connecting the three housing types. Secondary pathways serve as access points to each building, creating a gradient of circulation spaces based on privacy levels. These pathways are punctuated by small plazas and landscaped areas, fostering community, relaxation, and strengthening social ties within the neighborhood.

The four-story multi-unit building, located at the corner of Jean-Millot and Quinlan streets, includes nearly 120 units of various types. Designed in an “L” shape around a central park, the structure is divided into two wings connected by a glazed walkway. This creates a passage and a ground-floor gathering space that integrates with the park and green alleyway. The design ensures smooth integration into the neighborhood while respecting the height of adjacent townhouses. The facades are broken up with alcoves, adding dynamism to the building’s appearance and minimizing its visual impact. Toward the park, the facades extend into walkways and private spaces, strengthening the connection to the green area.

The townhouses are arranged in two configurations: along the main pathway to reduce the impact on D’Amour Street, and perpendicular to Quinlan Street, forming clusters around the secondary pathways. Mostly two stories high, the townhouses are complemented by mezzanine units or three-story triplexes at the cluster ends. These taller structures define the project’s presence alongside the larger buildings on Clément Street and neighboring industries on Quinlan Street.

Univert stands out for its architectural diversity and lush vegetation. The integration of green spaces, green roofs, and the creation of a central park complement the design of public pathways and plazas, enhancing the cohesive and accessible character of the neighborhood. This project offers a pleasant living environment, encouraging socialization and active mobility while blending harmoniously into its surroundings.
