Saint-Denis - Des Pins
Situated at the iconic intersection of Saint-Denis Street and Des Pins Avenue, this project embodies a harmonious blend of tradition and modernity. The mixed-use building comprises 33 rental units and a versatile commercial ground floor, rising to five stories and featuring a landscaped communal rooftop terrace. This convivial space extends the shared areas and fosters a vibrant sense of community and neighborhood life.
The architectural design draws inspiration from the site’s original lot structure, creating two distinct volumes that reflect the surrounding duality. Along Saint-Denis Street, the building adopts a vertical, repetitive rhythm, echoing the characteristic Victorian facades of the area. Clad in limestone, this volume integrates seamlessly with its neighbors, using setbacks and varied stone sizes to subtly emphasize the interplay of vertical and horizontal elements.
In contrast, the adjoining volume on Des Pins Avenue takes a decidedly modern approach. With a facade of white clay brick, it features a more uniform appearance, bold lines, and a cantilevered section above street level. This architectural treatment dialogues with the contemporary buildings along Des Pins, asserting a striking and modern presence.
The transition between these volumes is softened by a vegetated vertical seam, providing both visual contrast and organic continuity. At the corner of the two streets, a recessed and angled ground floor creates an open pedestrian area enriched by a green strip that animates the public space. This generous pedestrian zone encourages sociability while accommodating flexible commercial uses suitable for businesses of varying scales.
The project is also notable for its thoughtful integration with the surrounding neighborhood. Along the back alley, a setback planted with trees and greenery forms a buffer zone, softening the transition to adjacent residential buildings and creating a pleasant, respectful environment for neighbors. Functional access points—parking for vehicles and bicycles, as well as a delivery zone—are discreetly located along the alley to minimize their impact on the main streets.
This project reflects a careful balance between heritage and contemporary architecture. By combining thoughtfully selected materials with a volumetric design that respects and enhances the urban context, it enriches the identity of this unique intersection while presenting a modern vision of city living.
