Lustra

The Lustra project redefines collective living by seamlessly integrating residential, public, and green spaces on a site designed to foster social interactions. Comprising three residential buildings of varying heights (5, 6, and 7 stories), Lustra offers over 240 units, ranging from studios to three-bedroom apartments, catering to a diverse clientele.

The buildings are arranged in a pavilion-like manner, creating a series of small squares and pedestrian pathways that connect the site to its surroundings. These spaces, designed to encourage socialization and intergenerational interactions, transform the project into a vibrant and inclusive living environment. Universally accessible pedestrian pathways and bike-friendly spaces near entrances promote active mobility and facilitate daily travel.

Each building is carefully integrated into its urban context. The West building, along Boulevard de la Pinière, aligns with the neighboring senior residence to maintain continuity in the built environment. The South and East buildings feature height modulations to respect the privacy of nearby residential neighborhoods and ensure a smooth transition between different zones.

Lustra prioritizes greening and the integration of green spaces to create a pleasant living environment, reduce urban heat islands, and enhance privacy between buildings. Key landscaping features include:

• Vegetated buffer zones between lots to ensure residents' tranquility,

• Play areas and social spaces suitable for all generations,

• White roofs and the use of light, durable materials such as pale brick to contribute to a healthy and sustainable environment.

The common spaces in Lustra foster interactions among residents and enliven semi-public areas. These spaces, combined with mixed-use features, highlight the importance of a human-scaled neighborhood, making the project a true meeting point for residents, neighbors, and visitors.

With most parking located underground, Lustra maximizes outdoor spaces to create a green, welcoming environment perfectly suited to the needs of current and future generations.
